Joivy Invest is the division of the Joivy Group dedicated to investments in income-generating residential real estate, with a specific focus on the living sector. It supports private and institutional investors in identifying and developing high-potential real estate opportunities, operating through an integrated end-to-end model that covers all phases of the investment cycle, from scouting to management.
Role and team
We are seeking a Capital Markets Intern – Living Sector to join the Capital Markets & Advisory team, with a focus on innovative residential asset classes, particularly Purpose-Built Student Accommodation (PBSA), as well as Co-Living and PRS / Build-to-Rent.
The candidate will contribute to the development of advisory and transaction support activities, collaborating on the implementation of the commercial and investment strategy aimed at expanding and enhancing the managed real estate portfolio, with a particular focus on structured transactions and complex negotiations.
Main activities
Analysis of investment and development opportunities in the residential sector, with a particular focus on transactions arising from relationships with institutional investors, developers, real estate funds, and international operators;
Support during negotiations with property owners, investors, and strategic partners, both from an analytical and financial perspective (business plans, valuation models, yield analysis) and from an operational and documentation perspective (NDAs, contracts, data rooms);
Economic and financial evaluation of real estate assets and projects through the development and monitoring of business plans, cash flow models, sensitivity analyses, and key investment KPIs (IRR, yield, etc.);
Preparation of pitches, investment memos, and presentations for internal use, investors, and external stakeholders;
Constant liaison with technical, asset management, operations, and pricing teams to ensure strategic consistency and economic sustainability of the analyzed transactions;
Research and proposal of innovative solutions and new investment and value-enhancement approaches in the Living sector;
Representation of corporate values and culture in relations with partners and stakeholders.
What you will need to succeed in this role
Bachelor’s degree in Economics, Industrial Engineering, Civil Engineering, Architecture, or related technical-economic fields; a Master’s degree in Real Estate, Real Estate Finance, or related fields is preferred;
Excellent knowledge of PowerPoint and Excel
Excellent fluency in English, both written and spoken (C1)
Business acumen and an empathetic attitude;
Excellent analytical, interpersonal, and communication skills;
Problem-solving skills, a “can-do” attitude, proactivity, and a strong sense of initiative
